Site Approval Application No.PA-1800315 January 29,2021 <br /> Vander Schaaf Dairy#3 Page 3 of 4 <br /> 13773 S_Murphy Rd,Escalon <br /> A single-story office building [1] and utility building/maintenance shop [2] is proposed onsite for <br /> personnel and maintenance needs. Backup boilers if the engines are down for maintenance will <br /> be placed in the utility building. <br /> With a combined 4 employees in the office space and 1,500 ft2 of utility shop space, a minimum <br /> of 6 parking spaces are needed to be provided according to Development Title Section 9-1015.3 <br /> and the memo provided. The remaining enclosed areas are equipment areas enclosed to <br /> protect automated equipment from the elements and not"occupied" spaces needing vehicle <br /> access other than the service truck provision identified on the site plan near the upgrader <br /> equipment. We request that section 1015.9 allowing for the requirements to be modified by the <br /> Director be considered for the remainder of the enclosed equipment spaces in not needing <br /> additional parking. The site plan provides 5 spaces plus 1 van accessible handicap space <br /> adjacent to the office. And 6 more spaces are across the driveway, for this facility is anticipated <br /> to be shown to other dairymen. <br /> Photo-sensor security lighting will be placed at all locations that are serviced at night as shown <br /> in the site map. They will be mainly downward facing and should not be glaring off the <br /> premises. The nearest public road is 2,000 ft to the east with the dairy in-between. <br /> Project roads, turn around areas, and parking areas will be concrete. Two-way truck traffic <br /> pattern is shown on the site map and 25 ft minimum width is provided. <br /> The existing dairy runs 2 shifts to cover milking and feeding operations 24 hrslday, 7 days a <br /> week. There are 8 persons on day shift and 4 persons on night shift. Approximately 2 <br /> sales peoplelservice people come per day. There are approximately 12 truck deliveries of feed <br /> & supplies and shipments of milk per day. <br /> The digester systems will operate 24 hours a day, 7 days a week. They are automated and <br /> don't need constant operations personnel on site. Trucks will be arriving 24 hours a day, 7-days <br /> a week and the drivers will perform the loading or unloading themselves_ Incoming CVS solid <br /> manure and natural gas is approximated to be 14 trucks/day. Outgoing concentrated solid and <br /> liquid nutrients along with RNG gas is approximated to be 14 trucks/day. There is anticipated to <br /> be 4 personnel arriving on site in personal vehicles during normal daytime business hours 8 to <br /> 5, 5-days a week. A routine maintenance service truck could arrive weekly. <br />
