Impact Discussion: <br />a -d) The proposed applications are for a General Plan Map Amendment and Zone Reclassification to amend the General <br />Plan designation of a 3.23 acre portion of two parcels from R/L ( Low Density Residential) to C/C (Community <br />Commercial) and to change the zoning designation from AU20 (Agricultural Urban Reserve, 20 -acre minimum) to C -C <br />(Community Commercial). Any subsequent commercial development, will be required to meet the San Joaquin <br />Valley Air Pollution Control District's (SJVAPCD) rules and regulations for emissions and dust control in order to <br />mitigate for any impacts future development may have on air quality. The San Joaquin Valley Air Pollution Control <br />District (SJVAPCD) was established by the State of California in an effort to control and minimize air pollution. <br />Development projects may be subject to certain rules and regulations and may require permits.
