Soil Suitability and Nitrate Loading Study
MONTOYA PROPERTY
10124 South Priest Road, French Camp, California
1.0. INTRODUCTION AND PROPOSED DEVELOPMENT
AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study
(Study) for the property located at 10124 South Priest Road, French Camp, California
(site or subject property). The purpose of this Study is to determine the potential impact
from nitrate loading and the suitability of the subsurface for an onsite wastewater
treatment system (OWTS) due to the proposed development of a residence and septic
system at the site, and the future use of the property. The study was performed in
accordance with the requirements of Section 9-1105.2(d) of the San Joaquin County
Community Development Department (SJCCDD). The scope of work included a soil
percolation test, groundwater sampling of the onsite domestic water well, review of
published soil and groundwater information, local septic use and permit research and
estimated nitrate impact to soil and groundwater at the site. The site and surrounding
area are illustrated in Figure 1. A site plan depicting structures, the percolation test hole
location, and the planned locations of the proposed residence and septic system are
illustrated in Figure 2.
1.1. DESCRIPTION OF SITE
The location of the site, surrounding properties and general setting is illustrated on the
Lathrop topographic map (7.5 Minute United States Geological Survey (USGS)
Topographic Series, California). The site is located in the central portion of Section 15,
Township 1 South, Range 6 East, Mount Diablo Base and Meridian (Figure 1).
The map shows the property located at an elevation of approximately 22 feet above mean
sea level in an area of low topographic relief. The regional slope of the area is relatively
gentle and dips toward the southwest. The property is located on the east side of South
Priest Road, approximately 450 feet north of the intersection of South Priest Road and
East Galin Road, French Camp, California. The site consists of a 1.5-acre rectangular-
shaped parcel identified as San Joaquin County Assessor Parcel Number (APN) 193-
220-670.
The current use type of the property is vacant, and the current zoning is not listed. One
water well is located on the property. No other structures are located on the property.
According to the property owner, the onsite water well was used for irrigation and animals.
The well may be able to provide potable water to the property if the well is determined to
be adequate for residential use. If not, a new domestic water well may have to be installed
to supply water to the property (Figure 2; Appendix A).
