Soil Suitability and Nitrate Loading Study <br /> THREE B'S TRUCK AND AUTO PLAZA <br /> 14749 Thornton Road/Pennant Drive, Lodi, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br /> (Study) for the property located at 14749 Thornton Road/Pennant Drive, Lodi, California <br /> (site or subject property). The purpose of this Study is to determine the potential impact <br /> from nitrate loading and the suitability of the subsurface for an onsite wastewater <br /> treatment system (OWTS) due to the proposed addition of restrooms and showers to the <br /> existing building at the site, and the future use of the property. The study was performed <br /> in accordance with the requirements of Section 9-1105.2(d) of the San Joaquin County <br /> Community Development Department (SJCCDD). The scope of work included a soil <br /> percolation test, review of published soil and groundwater information, local septic use <br /> and permit research and estimated nitrate impact to soil and groundwater at the site. The <br /> site and surrounding area are illustrated in Figure 1. Site plans depicting structures, the <br /> percolation test hole location, septic tank locations, and the proposed improvements are <br /> illustrated in Figures 2 through 4. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Terminous topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in the southeast quarter of Section 11 , <br /> Township 3 North, Range 5 East, Mount Diablo Base and Meridian (Figure 1). <br /> The map shows the property located at an elevation of 10 feet above mean sea level in <br /> an area of low topographic relief. The regional slope of the area is relatively gentle and <br /> dips toward the west-southwest. The property is located adjacent to Interstate 5, <br /> approximately five miles west of Lodi, California and approximately 300 feet south of the <br /> intersection of Thornton Road and California State Highway 12 (Kettleman Lane). The <br /> site consists of a 4.45-acre irregular-shaped parcel identified as San Joaquin County <br /> Assessor Parcel Number (APN) 055-150-26. The current use type of the property is <br /> automotive uses, and the current zonin is not listed. <br /> The subject property is occupied by Three B's Truck & Auto Plaza at 14749 North <br /> Thornton Road, Lodi, San Joaquin County, California. The property is presently utilized <br /> as a Sinclair fueling station, minimart, and truck stop. The site has been utilized for <br /> commercial fueling since approximately 1981. The site is provided potable water from the <br /> San Joaquin County municipal water system (Figures 2 through 4). T, <br /> 1.2.
