CONDITIONS OF APPROVAL <br /> PA -2000045 <br /> BALWINDER KAUR / MANJIT SINGH <br /> Site Approval Application No . PA -2000045 was approved by the Community Development Department <br /> on January 23 , 2023 . The effective date of approval is February 2 , 2023 . This approval will expire on <br /> February 2 , 2026 , which is 36 months from the effective date of approval , unless ( 1 ) all Conditions of <br /> Approval have been complied with , ( 2 ) all necessary building permits have been issued and remain in <br /> force , and ( 3 ) all necessary permits from other agencies have been issued and remain in force . <br /> Unless otherwise specified , all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits . Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application . Ordinance requirements cannot be modified , and other ordinance requirements may <br /> apply . <br /> 1 . COMMUNITY DEVELOPMENT DEPARTMENT ( [ 209 ] 468 - 3121 ) <br /> a . APPROVED USE : A Site Approval application to include : <br /> • The expansion of an existing non - conforming single -family dwelling with a 290 square foot patio <br /> addition , <br /> • The conversion of a 5 , 000 square foot private truck and trailer repair shop to a public truck and <br /> trailer repair shop , <br /> • The establishment of a truck driving school and parking of a maximum of 3 box trucks , <br /> • The construction of a 1 , 500 - gallon fuel tank for on - site refueling , <br /> • And a truck and trailer parking and storage facility for a maximum of 30 trucks with single trailers <br /> and 41 trailers . <br /> • The Uses will be established in 2 phases as follows : <br /> Phase 1 , with permits to be issued within 18 months , will include the expansion to the existing <br /> non - conforming single - family residence , conversion of the repair shop , establishment of the <br /> truck driving school with up to 3 box trucks , and parking for 5 trucks with single trailers . <br /> Phase 2 , with permits to be issued within 5 years , will include parking for an additional 25 trucks <br /> with trailers , parking for a total of 36 trailers , and the construction of a 1 , 500 - gallon fuel tank . <br /> ( Use Types : Truck Sales & Services — Parking , Truck Sales & Services - Repairs , and <br /> Educational Services - Commercial ) <br /> The site has been previously approved for parking for five ( 5 ) trucks and five ( 5 ) trailers and a <br /> 5 , 000 square foot truck maintenance building with Site Approval PA- 1700153 . <br /> These Conditions supersede PA- 1700153 ( SA) and are in addition to PA-2100286 ( UP ) . <br /> b . BUILDING PERMIT : Submit an " APPLICATION - COMMERCIAL BUILDING PERMIT" . The Site Plan <br /> required as a part of the building permit must be prepared by a registered civil engineer or licensed <br /> architect . This Plan must show drainage , driveway access details including gates , on - site parking , <br /> landscaping , signs , existing and proposed utility services , and grading ( refer to the " SITE PLAN <br /> CHECK LIST" for details ) . Foundation and soils investigation shall be conducted in conformance with <br /> PA-2000045 — Conditions of Approval 1 <br />
