-2- <br /> PA-2100031 (ZR)&PA-2100032(SU) <br /> REQUIREMENTS: <br /> The applicant shall complete the following requirements before the Department of Public Works can <br /> support or deem complete the application for this project: <br /> 1) A traff'G study shall be FeqUiFed to determine the imparts and mitigation of the proposed pFejeGt.- <br /> 2) The applicant is required to acquire and dedicate to the County,additional right-of-way along Pock <br /> Lane at Mariposa Road to accommodate the required right turn lane.(Development Title Section <br /> 9-1100.9 <br /> Upon satisfaction of the above requirements,the following Conditions of Approval shall apply. <br /> Additional and/or revised Conditions of Approval may be necessary based upon the completed <br /> application. <br /> RECOMMENDATIONS: <br /> 1) All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin.All improvement plans and specifications shall <br /> include grading for each individual lot.The improvement plans and specifications are subject to <br /> plan check,field inspection fees and must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map.(Development Title Section 9-240,Section 9- <br /> 910,Section 9-1100 and R-92-814) <br /> 2) If improvements referred to herein are not completed prior to approval of the Final Map,the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of <br /> improvements within one(1)year after approval of the Final Map.(Development Title Section 9- <br /> 1100.3DD <br /> 3) If improvements are partially or fully completed prior to approval of the Final Map,the subdivider <br /> shall execute an agreement with the County of San Joaquin to warranty the public improvements <br /> offered for acceptance by the County for one(1)year after acceptance by the Board of <br /> Supervisors. <br /> 4) A Preliminary Soils Report is required in accordance with the County Standards for the purpose of <br /> determining the R-Value for the design of the roads.(Development Title Section 9-910.2) <br /> 5) A grading plan shall be submitted as a part of the improvement plans and approved prior to <br /> approval of the Final Map.The grading plan shall contain the information listed in the California <br /> Building Code(CBC)Appendix J Section J104.2,complete drainage details and elevations of <br /> adjacent parcels.
