-2- <br /> PA-2100061 (ZR)&PA-2100062(SU) <br /> REQUIREMENTS: <br /> The applicant shall complete the following requirements before the Department of Public Works can <br /> support or deem complete the application for this project: <br /> 1) A traffic study shall be required to determine the impacts and mitigation of the proposed project. <br /> The developer shall deposit funds with the County for all costs,as estimated by the Department of <br /> Public Works Transportation Engineering Division, prior to Department of Public Works preparing <br /> or contracting for the required study. (Development Title Section 9-1150.4) <br /> Upon satisfaction of the above requirements,the following Conditions of Approval shall apply. <br /> Additional and/or revised Conditions of Approval may be necessary based upon the completed <br /> application. <br /> RECOMMENDATIONS: <br /> 1) All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin.All improvement plans and specifications shall <br /> include grading plan for each individual lot,if applicable.The improvement plans and <br /> specifications are subject to plan check,field inspection fees and must be approved by the County <br /> of San Joaquin Department of Public Works prior to approval of the Final Map. (Development Title <br /> Section 9-240,Section 9-910,Section 9-1100 and R-92-814) <br /> 2) If improvements referred to herein are not completed prior to approval of the Final Map,the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of <br /> improvements after approval of the Final Map.(Development Title Section 9-1100.3b]) <br /> 3) A Preliminary Soils Report is required in accordance with the County Standards for the purpose of <br /> determining the R-Value for the design of the roads.(Development Title Section 9-910.2) <br /> 4) A grading plan shall be submitted as a part of the improvement plans and approved prior to <br /> approval of the Final Map.The grading plan shall contain the information listed in the California <br /> Building Code(CBC)Appendix J Section J104.2,complete drainage details and elevations of <br /> adjacent parcels. Retaining wall details shall be submitted where applicable. <br /> 5) Water meters shall be installed on all water services.(Board of Supervisors Order B-91-650) <br /> 6) All traffic signs and markings shall conform to the latest edition of the Manual on Uniform Traffic <br /> Control Devices(MUTCD),and/or San Joaquin County Standards and shall be shown on the <br /> improvement plans.(Development Title Section 9-1150.2) <br /> 7) All utilities shall be underground except power transmission facilities of a 35 KV or greater. Public <br /> utility easements shall be provided along the road frontage of the subdivision and as required by <br /> the public utility companies.(Development Title Section 9-1155.2) <br /> PA-2100031, 32, 61, 62 (ZR, SU) Response Letters 32 <br />
