February 8, 2021 d anc
edGeo
Project No. 21-6289 An Emp;pyre-Owned Campy
Page 11
of hazardous materials spills. Additionally, sites permitted to manufacture, utilize,
generate, store, treat or dispose of hazardous materials and/or hazardous wastes are
identified and located. A list and description of databases investigated, in compliance
with ASTM E1527-13 and USEPA AAI, is included in EDR Report provided in
Appendix C.
3.3.1. SUBJECT PROPERTY DATABASE SEARCH
Subject property address 2706 Pock Lane, Stockton, California was listed under the
facility name George Tomura on the following governmental databases in the EDR
Report:
• HIST UST: The subject property is listed in the database due the historical
presence of a 550-gallon unleaded fuel UST. The year the tank was installed is
unknown. It should be noted that this UST would have been most likely located
on the residence to the immediate north west of the subject property.
3.3.2. SITE VICINITY DATABASE SEARCH
Sites with recognized environmental conditions surrounding the subject property are
typically of concern to the subject property when they are located in an up-gradient
direction from the property with respect to the ground water flow direction. Typically,
groundwater would represent the migration medium for contaminants over significant
distances. Sites located in equi-gradient or down-gradient directions from the subject
property are less likely to impact the subject property.
AGI retained EDR to provide current regulatory database information compiled by a
variety of federal and state regulatory agencies. A copy of the complete database is
included in Appendix C. The following information was obtained:
Regulatory Agency Appropriate Minimum Number of Sites within
Database Search Distance AMSD AMSD
RCRA- Large Quantity Generators 0.25 1
RCRA-Small Quantity Generators 0.25 5
RCRA-Very Small Quantity 0.25 1
Generators(Formerly Conditionally
Exempt Small Quantity Generators)
RCRA- Non Generators/No 0.25 16
Longer Regulated
Leaking Underground Fuel Tank 0.5 10
Report(GEOTRACKER)
Active UST Facilities 0.25 6
Hazardous Substance Storage 0.25 13
Container Database
Aboveground Petroleum Storage 0.25 4
Tank Facilities
"Cortese" Hazardous Waste& 0.5 10
Substances Sites List
School Property Evaluation Program 0.25 1
SWEEPS UST Listing 0.25 7
EnviroStor Database 1 3
CERS HAZ WASTE 0.25 8
Proposition 65 Records 1 2
Hazardous Waste&Substance Site 0.5 7
List
Facility Inventory Database 0.25 7
California Environmental Reporting 0.25 2
System (CERS)Tanks
