CONCLUSIONS AND OPINION <br />AGI has performed a Phase I Environmental Site Assessment in conformance with the <br />scope and limitations of ASTM Practice E1527-13, US-EPA AAI for the property <br />located at 3009 Pock Lane, Stockton, California. Any exceptions to, or deletions from, <br />this practice or scope of work are described in Section 8.1. of this report or presented <br />as non-ASTM services in Section 7.0. It is the opinion of the environmental <br />professionals that the findings and conclusions presented in this report are reasonable <br />and prudent, given the evidence as presented. <br />This assessment has revealed no evidence of RECs in connection with the property, <br />however the property's use as agricultural land for over 70 years represents a potential <br />environmental concern for future residential development. Long term agricultural use <br />may leave residual pesticide in the soil. AGI recommends a limited sampling of the <br />surface soil of the subject property to analyze the presence of residual pesticides. <br />10.0. SIGNATURES OF ENVIRONMENTAL PROFESSIONALS <br />We declare that, to the best of our professional knowledge and belief, we meet the <br />definition of Environmental professional as defined in §312.10 of 40 CFR § 312 and we <br />have the specific qualifications based on education, training, and experience to assess <br />a property of the nature, history, and setting of the subject property. We have <br />developed and performed the all appropriate inquiries in conformance with the <br />standards and practices set forth in 40 CFR Part 312. <br />Robert P.
