PA-2100059 (fl Airpark 599 -2- <br /> a) Sewer pipelines connected to the existing sewer stub at the Pock Lane and Earhart <br /> Avenue intersection and extending along the west side of building 4 within future Pock <br /> Lane extension. <br /> b) Water system infrastructure' connections to the existing water pipelines at Arch-Airport <br /> Road and Giannecchini Lane; and Pock Lane and Earhart Avenue. The water pipelines <br /> shall extend around building 4 as depicted on the phase 1 improvements site plan dated <br /> August 20, 2021. The water pipelines shall extend along the west side of building 4 <br /> within future Pock Lane extension. <br /> c) Storm drainage system infrastructure: the on-site collection system for building 4 and the <br /> building 4 parking lot shalt be directed to storm drainage transmission pipelines. The <br /> transmission pipelines shall be constructed per City of Stockton Standards and be <br /> located within future roadway alignments and/or public utility easements. <br /> d) A Storm drainage basin shall be required to be constructed adjacent to the future <br /> Buildings .1 and 2 and designed, at a minimum, to contain the required runoff from the <br /> site per the City of Stockton Improvement Standards. <br /> '12) Public utility easements shall be required where utilities are including future roadway alignments. <br /> 13) The Traffic Impact Mitigation Fee shall be required for this application. The fee is due and payable <br /> at the time of building permit application. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost index as published by the Engineering News Record. <br /> (Resolution R-00-433) <br /> '14) The Regional Transportation Impact Fee shall be required for this application. The fee is due and <br /> payable at the time of building permit application. The fee will be based on the current schedule at <br /> the time of payment. (Resolution R-06-38) <br /> -15) The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee <br /> is due and payable at the time of building permit application. The fee will be based on the current <br /> schedule at the time of payment. (Development Title Section 9-818.4 and Resolutions R-91-327, <br /> R-94-185 and R-97-5) <br /> 16) The developer shall provide drainage facilities in accordance with the City of Stockton <br /> Improvement Standards. Completion of the storm drainage facilities are required prior to the <br /> issuance of the certificate of occupancy. <br /> 17) All new construction and the substantial improvement of any structure or tanks in the area of <br /> special flood hazard shall be elevated or floodproofed in accordance with San Joaquin County <br /> Ordinance Code Section 9-1605.12. <br /> 18) Applicant shall submit the Storm Water Pollution Prevention Plan (SWPPP) to Public Works. A <br /> copy of the approved SWPPP and all required records, updates, test results and inspection <br /> reports shall be maintained on the construction site and be available for review upon request. <br /> 19) The owner shall enter into an agreement with San Joaquin County for post-construction <br /> maintenance of stormwater quality facilities prior to the issuance of the certificate of occupancy. <br />
