The "Project" for review is a Site <br /> Improvement Plan application to construct a 1,182,740-SF warehouse building (Building 4). <br /> (Exhibit 1). The City of Stockton offers the following comments. <br /> Community Development Department — Engineering division: Contact Even Marcelo, Principal <br /> Civil Engineer at even.iiiarcelo(ia7stocktoi}ca.gov ^ <br /> 1. Owner Developer Successor-in-interest (ODS) shall dedicate necessary right of way to the <br /> City of Stockton (City), and design and construct off-site improvements along the entire frontage <br /> within the Alrpark 599 project site, including the frontage along the Parcel 8, and shall be done <br /> per the Precise Road Plan, City Standards and Bicycle Master Plan. Off-site improvements <br /> inctude but are not limited to curb, gutter, sidewalk, curb ramps, pavement widening, raised <br /> medians, access driveways, landscaping, and street lighting. Frontage improvements shall be <br /> completed prior to issuance of Certificate of Occupancy of any structures on the project site unless <br /> the City approves an improvement phasing schedule <br /> 2. The new proposed roadways and frontage improvements (South Qantas Lane and E. Landing <br /> Lane) shall be designed and constructed per the City Standards, as they will be annexed into the <br /> City in the future. <br /> 3. Proposed driveway access south of Qantas Lane and Arch-Airport Road signalized intersection <br /> shall provide ars appropriate distance from the traffic signal to allow safe and efficient turning <br /> movements and avoid unacceptable vehicle queueing lengths. <br /> 4.Access points from Arch Airport Road shall be per agreements or deed of the respective parcel. <br /> Page .t of 3 <br />
