A Description of the Projects Proposed by <br />the Agency and How the Proposed Projects <br />Will Improve Conditions and Alleviate Blight <br />To assist the private sector and City with redevelopment of the Project Area, <br />the Redevelopment Plan includes a list of infrastructure and public facilities <br />projects, which could be implemented by the Agency. Additionally, the <br />Agency will also employ resources to fund a variety of affordable housing, <br />commercial rehabilitation, and economic development activities. A <br />preliminary list of the redevelopment projects and programs anticipated by <br />the Agency is contained in this section, along with estimated costs and a <br />description as to how these projects would eliminate blight in the Project <br />Area. <br />Public Infrastructure and Facilities Improvements <br />Below is the Redevelopment Plan's list of permitted public improvements and <br />facility projects required by Section 33445(b) of the Redevelopment Law. <br />These and other public improvements address substandard infrastructure <br />conditions in the Project Area, while expanding accessibility and utilization of <br />public facilities serving the Project Area. <br />The Agency anticipates that approximately $98 million in nonhousing tax <br />increment revenue will be spent on these projects over the duration of the <br />Redevelopment Plan. These funds may be used to supplement the City <br />Capital Improvement Program where appropriate. <br />Traffic and circulation improvements include those that have been identified <br />in various City-commissioned studies. Plan implementation will necessitate <br />additional studies to identify additional infrastructure improvements needs. <br />Public Infrastructure Projects <br />Improvements to Project Area public infrastructure are intended to alleviate <br />traffic congestion and improve public safety, remove costly impediments to <br />development, and upgrade infrastructure to contemporary standards to <br />stimulate private development.
