CONDITIONS OF APPROVAL <br /> PA- 2000218 <br /> REDEEMING WAY , LLC / DILLON & MURPHY <br /> Major Subdivision No . PA-2000218 was approved by the Board of Supervisors on May 21 , 2024 . The <br /> effective date of approval is May 21 , 2024 . This tentative map approval will expire on May 21 , 20275 <br /> which is three ( 3) years from the effective date of approval , unless ( 1 ) all Conditions of Approval have <br /> been complied with and (2) a Final Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified , all Conditions of Approval and ordinance requirements shall be complied <br /> with prior to approval of the Final Map . Those Conditions followed by a Section Number have been <br /> identified as ordinance requirements pertinent to this application . TENTATIVE MAP : The Parcel Map shall substantially conform to the approved revised tentative <br /> map dated September 21 , 2023 . <br /> b . RIGHT TO FARM : Pursuant to San Joaquin County Code Section 6 - 9004 ( b ) , the following note <br /> shall be placed on the Parcel Map and recorded as a separate instrument : <br /> 1 . All persons purchasing parcels within the boundaries of this approved map should be prepared <br /> to accept the inconveniences or discomforts associated with agricultural operations or activities , <br /> such as noise , odors , insects , dust or fumes . San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance . <br /> c . MITIGATION MONITORING AND REPORTING PROGRAM : This project shall comply with all <br /> required mitigations included in the MMRP dated March 2024 . <br /> d . WILLIAMSON ACT CANCELLATION APPLICATION : The final Certificate of Cancellation must be <br /> executed prior to recordation of the final Parcel Map and issuance of any building permits . Before <br /> the Board can execute a Certificate of Cancellation , the landowner must satisfy the following <br /> conditions and contingencies : <br /> 1 . Payment in full of the amount of the cancellation fee . Unless the fee is paid within the time <br /> period specified by the County Assessor , said fee shall be computed as of the date the notice <br /> from the landowner that all other conditions and contingencies have been satisfied . <br /> e . LOT SIZE AND WIDTH : Lots containing up to 10 percent less area than the minimum area <br /> required in Table 9 - 203 . 030 may be created from an original parcel , subject to the following <br /> conditions : <br /> 1 .
