At the time of non - agricultural development of parcels 1 - 26 , the entire length of the access <br /> easement crossing APN : 015 - 020 - 64 shall be constructed and maintained to the standards <br /> required by the California Fire Code and applicable San Joaquin County Improvement Standards . <br /> ( Development Title Section 9 - 608 . 010 [ b] ) <br /> h . HOLD HARMLESS PROVISION : Pursuant to Section 66474 . 9 of the Government Code , the <br /> subdivider shall defend , indemnify , and hold harmless the local agency or its agents , officers , and <br /> employees from any claim , action , or proceeding against the local agency or its agents , officers , or <br /> employees to attack , set aside , void , or annul an approval of the local agency , advisory agency , appeal <br /> board , or legislative body concerning a subdivision , which action is brought within the time provided <br /> for in Section 66499 . 37 of the Government Code . <br /> 3 . DEPARTMENT OF PUBLIC WORKS ( Contact : [209] 468 - 3000 ) <br /> a . All improvements shall be in conformance with the current Improvement Standards and <br /> Specifications of the County of San Joaquin . All improvement plans and specifications shall include <br /> grading plan for each individual lot . The improvement plans and specifications are subject to plan <br /> check , field inspection fees and must be approved by the County of San Joaquin Department of <br /> Public Works prior to approval of the Final Map . ( Development Title Section 9 - 240 , Section 9 - 910 , <br /> Section 9 - 1100 and 13 - 92 - 814 ) <br /> b . If improvements referred to herein are not completed prior to approval of the Final Map , the <br /> subdivider shall execute an agreement with the County of San Joaquin ensuring the completion of <br /> I <br /> mprovements within one ( 1 ) year after approval of the Final Map . ( Development Title Section 9 - <br /> 1100 . 3 [j ] ) <br /> c . If improvements are partially or fully completed prior to approval of the Final Map , the subdivider <br /> shall execute an agreement with the County of San Joaquin to warranty the public improvements <br /> offered for acceptance by the County after acceptance by the Board of Supervisors . <br /> d . A Preliminary Soils Report is required in accordance with the County Standards for the purpose of <br /> determining the R - Value for the design of the roads . ( Development Title Section 9 - 910 . 2 ) <br /> e . A grading plan shall be submitted as a part of the improvement plans and approved prior to approval <br /> of the Final Map . The grading plan shall contain the information listed in the California Building <br /> Code ( CBC ) Appendix J Section J104 . 2 , complete drainage details and elevations of adjacent <br /> parcels . Retaining wall details shall be submitted where applicable . ( Grading that disturbs more <br /> than one acre will require a National Pollutant Discharge Elimination System permit . ) <br />
