6. Miscellaneous public facilities that may be determined necessary to serve the projects, <br />such as additional parks, fire protection facilities and equipment, community maintenance <br />facilities or other community service provisions that may be required by the various <br />MHCSD or County Community Approvals. <br />Annexation to the MHCSD for all properties outside of MHCSD boundary will be required and <br />all applicable connections, buy-in fees and reimbursement fees shall be paid. <br />The cost of construction of all facilities shall be borne by the applicant. Improvement plans shall <br />be submitted for review and approval by the MHCSD. Encroachment permits shall be obtained <br />prior to working in any public right-of-way. All related costs shall be borne by the applicant. <br />Please be aware that, in some cases, as determined by the General Manager, the specific <br />determination of such requirements can only be made once more detailed subsequent analysis is <br />conducted as part of the Tentative Map and Final Map review process or the site improvement <br />plans. Additional facilities and service provisions, as determined necessary by the General <br />Manager, may be found necessary and must be constructed by the applicant Nor to getting <br />utility services from MHCSD. <br />Also, please be advised of the MHCSD's policy that all required improvements to public <br />facilities and needed maintenance shall be funded by the applicant. If applicable, these may be <br />subject to the terms of a Master Acquisition and Reimbursement Agreement (MARA) and <br />subsequent Facility Acquisition and Reimbursement Agreements which may be required prior to <br />approval of Final Maps and commencement of construction. All such requirements will be <br />determined as part of the Tentative Map and Final Map process or issuance of a building permit. <br />Subject to the foregoing conditions, the MHCSD finds that the above referenced property can be <br />served. We advise that as soon as practicable, you schedule a meeting with the MHCSD to start <br />the process of determining specific infrastructure and community facilities needs as part of your <br />Tentative or Final Map approval process or development application process.
