CONDITIONS OF APPROVAL <br />PA-2000065 <br />PINNACLE RIDGE, LLC/RANKINS AG INC <br />Use Permit Application No. PA-1800159 was approved by the Board of Supervisors on . The effective <br />date of approval is . This approval will expire on ,which is 18 months from the effective date of approval, <br />unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have <br />been issued and remain in force, and (3) all necessary permits from other agencies have been issued <br />and remain in force. <br />Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br />prior to the establishment of the use and the issuance of any building permits. Those Conditions <br />followed by a Section Number have been identified as ordinance requirements pertinent to this <br />application. Ordinance requirements cannot be modified, and other ordinance requirements may <br />apply. <br />1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact: [209] 468-3121) <br />APPROVED USE: This approval is for the utilization of an existing 5,800 square foot building, and <br />the construction of a new 12,000 square foot office and warehouse building as shown in on Site <br />Plan dated April 6, 2020. (Use Type: Construction Services- Heavy) <br />BUILDING PERMIT: Submit an "APPLICATION-BUILDING PERMIT". The Site Plan required as <br />part of the building permit must be prepared by a registered civil engineer or licensed architect. <br />This Plan must show drainage, driveway access details including gates, on-site parking, <br />landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN <br />CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title Section 9- <br />884) <br />CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br />Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br />permits. (Development Title Section 9-1245.2) <br />PLEP REQUIREMENT: All parcels within the Mountain House Community for which a discretionary <br />Development Permit application has been made, or, at the discretion of the County for which a <br />Preliminary Map application has been made, shall be subject to the provisions of the Public Land <br />Equity Program (Chapter 9-1245M), unless said parcel has previously fully met the requirements <br />of the Public Lands Equity Program (Chapter 9-1245M). For the purposes of the Public Land Equity <br />Program (PLEP), the public land dedication requirement for the project site is 0.58 acres. The <br />applicant shall correct said Public Land Deficit by using one or more of the following methods: <br />1 Dedicating Public Land which is not on the subject parcel but which is within the Mountain <br />House Community to the Applicable Public Agency, sufficient in acreage to meet said Public <br />Land Deficit; <br />Transferring fee title ownership of Private Land which is not needed for public facilities or <br />services but which is within the Mountain House Community to MHCSD, sufficient in acreage <br />to meet said Public Land Deficit; <br />Submitting land vouchers to the MHCSD, sufficient in acreage to meet said Public Land Deficit. <br />(Mountain House Development Title, Chapter 9-1245M regarding the Public Land Equity <br />Program, and Chapter 9-110M regarding definitions for "Public Land Deficit", "Applicable Public <br />Agency", "Private Land", and "land voucher".) and/or <br />Using any combination of the actions specified in (c)(1) through (c)(3). <br />21
