MUNICIPAL SERVICES: <br />Mountain House Community Services District will provide a number of municipal services to the <br />annexation territory including: wastewater collection, treatment and disposal; park facilities and <br />recreation services; and general administrative services. Law enforcement services are provided <br />under contract with the San Joaquin County Sheriffs Office. Fire protection and emergency <br />medical services are provided through a Joint Powers Agreement (JPA) with the French Camp <br />McKinley Fire District and the Mountain House Fire Department (MHFD). School facilities and <br />education services are provided by the Lammersville Joint Unified School District. Solid waste <br />(garbage) services and recycling are provided under a franchise agreement with West Valley <br />Disposal. Electrical service is provided by Modesto Irrigation District (MID); natural gas is provided <br />by Pacific Gas and Electric Company (PG&E); telephone service is provided by AT&T; cable <br />television and internet-related services are provided by Comcast Business. Animal Control field <br />services are provided jointly by the Stockton Police Department and San Joaquin County. Library <br />services are provided by the Mountain House Branch Library, operated by the Stockton-San <br />Joaquin County Library System. Public transit services are not currently available within Mountain <br />House. <br />The Stormwater will be contained and treated on site. The infrastructure improvements required <br />for the annexation area are currently undergoing detailed design and the designs are substantially <br />complete. <br />WATER SUPPLY: <br />MHCSD obtains its raw water supply under contract from Byron Bethany Irrigation District (BBID) <br />for up to 9,413 acre-feet per year (average daily volume of 8.4 million gallons per day (mgd)). <br />Raw water is delivered to the District's state of the art Water Treatment Plant (WTP), where <br />currently 12.5 million gallons per day (MGD) is treated and made available for distribution to the <br />community. These facilities are sized to meet the expected demand of 20 MGD at build out of the <br />Mountain House community. The District has the ability to purchase additional raw water from <br />BBID if BBID has available water. The WTP is currently sized at approximately 15 million GPD, <br />with an increase to 20 MGD at build-out. <br />The subject property is currently serviced by an onsite domestic commercial well and a 10,000 <br />gallon storage tank with fire department connection. This system will be removed and/or <br />abandoned once connected to MHCSD services. <br />Preliminary water demand calculations for the proposed development are estimated to be as <br />follows: <br />Water Use Without Conservation: 1,800 GPD/ Acre' <br />Water Use With Conservation: 1,600 GPD/Acrel <br />1,800 GPD/acre x 2.86 acres = 5,148 GPD Without Conservation <br />1,600 GPD/acre x 2.86 acres = 4,576 GPD With Conservation <br />I Table 3-5 of the 2016 Mountain House Master Plan Update, Limited and General Industrial with <br />and without Conservation <br />Page 2
