(2) Ensure the preservation of established circulation routes for vehicles and planes in the placement <br />of all new structures. (Air Metro Park Addendum, page 7-11) <br />f. LIGHTING: Lighting shall be provided and comply with the following; <br />(1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br />(Development Title Section 9-1015.5[g]) <br />(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br />property lines shall be permitted except onto public thoroughfares, provided, however, that such <br />light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br />g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br />(1) This project will be required to comply with the Model Water Efficient Landscape Ordinance <br />Requirement per California Code of Regulations, Title 23, Division 2, Chapter 2.7. <br />(2) Two (2) planter boxes totaling approximately 50 -square -feet are permitted to meet landscaping <br />requirements. <br />(3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br />mowed and dust free. <br />h. SCREENING AND LOADING: Screening and loading shall be provided and comply with the following: <br />(1) Service and loading areas shall be visually screened from entry drives and primary building entries. <br />Design and locate the storage, service and loading areas so that service vehicle activities do not <br />disturb the flow of on-site or off-site traffic or neighboring users. No outside storage is allowed <br />unless sufficiently screened from view from the adjacent properties and located on the least visible <br />portion of the site. No storage areas shall be allowed adjacent to the front building fagade. (Air <br />Metro Park Addendum, page 7-11) <br />(2) All outdoor refuse containers shall be screened by a 6 -foot minimum enclosure. The enclosure <br />should be designed with materials and finishes which are consistent with the architectural theme <br />of the site. (Air Metro Park Addendum, page 7-11) <br />i. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be included <br />on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from any future <br />right-of-way line, including any corner cut-off (snipe). (Development Title Section 9-1710.2[g]) <br />j. CHARACTER AND MASSING: Street -facing building facades shall incorporate vertical and/or <br />horizontal variations in the setback and material or fenestration design along the length of the <br />applicable fagade through the use of either bold offsets and articulation in wall planes of contrasting <br />materials and texture and/or variations in the arrangement or proportioning of windows and doors. (Air <br />Metro Park Addendum, page 8-2) <br />k. MATERIALS AND COLORS: <br />(1) Utilize variety in materials, textures, and finishes, as well as color, light, and shadow to express <br />function, order, depth, and scale. (Air Metro Park Addendum, page 8-3) <br />(2) The color of the primary building mass should be lighter in tone and more neutral.
