Each PG&E <br />station is provided water from groundwater wells located at the stations. (Appendix A; <br />Figure 3). A groundwater well is planned to be installed in the proposed project area to <br />provide water to the office and planned development. <br /> <br /> <br />1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> <br />The proposed development will include the construction of an approximately 7,500 square <br />foot commercial office building, one groundwater well, an 83,440-gallon water tank, and <br />one septic system (Figures 3, 5 and 6). The office building and associated structures will <br />be developed approximately 20 feet above ground surface on a berm built up using soil <br />from the surrounding parcel area (Figures 4 through 6). The total project area is <br />approximately 102,802 square feet with 59,384 square feet of landscaped area. The <br />remaining area around the office building will be surfaced and used for parking. The <br />proposed septic system will be located in the southeastern corner of the project area, <br />south of the proposed office building. The planned locations of the office building and <br />septic system are depicted in Figures 5 and 6. Due to the size of the subject property <br />parcel (565 acres), the 22-acre area surrounding the project location will be used as the <br />project study area. No additional development is proposed in the project study area. <br /> <br /> <br />1.3. PARCEL VICINITY LOCATION MAP <br /> <br />San Joaquin County Assessor’s Map Book 129 Page 8 depicts the site parcel (APN 129- <br />080-090) in the southeastern portion of the page. The parcel is bordered to the north <br />(129-080-050 and 129-080-630), west (129-310-070 and 129-310-110), south (129-310- <br />150), and east (129-080-570) by multiple agricultural and miscellaneous properties. The <br />parcel vicinity map and a satellite overview map are included in Appendix A. <br /> <br /> <br />1.4. SITE MAP <br /> <br />A plan of the specific site features (i.e., structures, drives, wells, septic systems, large <br />trees, pastures, etc.) is illustrated in Figures 2 through 6. <br /> <br /> <br />2.0. PRESENT AND PAST USAGE OF SITE <br /> <br />Portions of the subject property parcel are currently being used as PG&E gas storage <br />facilities and have been since 1974. Prior to PG&E development, the subject property <br />was likely used for agricultural purposes. One gas storage well is located within the <br />22-acre project study area. According to The Geologic Energy Management Division's <br />(CalGEM) online mapping application, McDonald Island Farms Gas Well No. 9 is located <br />approximately 200 feet south of the project location and is currently idle (Figure 3).
