HazeIton Avenue <br />Stockton, California 95205 <br />Subject: Phase ll Site Assessment Work Plan <br />LEE PROPERTIES — HUNTER STREET <br />540 N Hunter Street & 235 E Fremont Street, Stockton, California <br />Dear Mr. Xiong: <br />Advanced GeoEnvironmental, Inc. (AGE) has prepared this Phase II Site Assessment <br />Work Plan for the properties located at 540 North Hunter Street and 235 East Fremont <br />Street, Stockton, California (site). The work plan provides procedures for the collection of <br />soil, soil-vapor, and groundwater samples at the site. The site and surrounding area are <br />illustrated in Figure 1; on-site structures and proposed soil boring locations are illustrated <br />in Figure 2. <br />INTRODUCTION AND BACKGROUND <br />During the performance of a Phase I Environmental Site Assessment for the site, AGE <br />identified three former USTs located on the northeast exterior side of the property building <br />and two former USTs located on the southwest exterior corner of the property building. <br />AGE also identified the presence of an in-ground clarifier located along the east side of <br />the interior warehouse building. Additionally, an unassessed gasoline fueling station was <br />identified to the immediate south located at 502 North Hunter Street and two historical <br />unassessed dry-cleaning facilities were identified to the west and south, respectively, <br />located at addresses 519 North Hunter Street and 224 East Fremont Street. <br />To evaluate if the existing in-ground clarifier, former USTs, or if the off-site gasoline fueling <br />station and historical dry-cleaning facilities have impacted the subsurface beneath the <br />subject property, AGE has recommended soil, soil-vapor and groundwater samples to be <br />collected.
