SAN JOAQUIN COUNTY <br /> SITE APPROVAL (SA) APPLICATION <br /> PROJECT DESCRIPTION <br /> for <br /> WOODBRIDGE TRUCK <br /> APN's 013-220-32 & 34 <br /> c/o Dave & Donna Christy & Brad Christy <br /> Prepared by: <br /> A.R. Sanguinetti & Associates <br /> Jeff Sanguinetti <br /> The purpose of this project is to expand an existing longtime family business that was moved <br /> from Lodi to its present location, APN 013-220-34 a few years ago and to bring the site into <br /> compliance with County regulations with an approved Site Approval (SA). As proposed with the <br /> SA application the owner and operator, a father& son would like to utilize their property <br /> directly across the frontage road (APN 013-220-32) in addition to the current site (APN 013- <br /> 220-34).Their current and proposed operations consist of the buying and selling of used <br /> agricultural and non-agricultural semi-trucks & trailers along with agricultural and non- <br /> agricultural field equipment. As proposed and as currently operating the business is driven by <br /> both internet and onsite purchases and sales. Typical delivery is generally provided by the <br /> owner(s) or picked up by the buyer(s).This is a small, family orientated business with 2 full time <br /> employees, an occasional outside visitor, and an occasional delivery. On average there is <br /> approximately 1 customer every other day at the site. The proposed project would construct <br /> the project in two (2) phases pending economic conditions and inventory storage needs, <br /> therefore Phase 2 may never be needed. Phase 1 would consist of building a new building of <br /> 4800 square feet of which 960 sq ft would be office space and the balance would have a <br /> restroom and storage. Parking would meet County Dev.Title requirements and consist of 10 full <br /> size stalls and 1-ADA compliant van stall. The proposed northerly driveway would match the <br /> location of the previous driveway that existed at the site and a new driveway would be <br /> constructed opposite of the existing driveway serving the existing business site. The driveways, <br /> aisles and parking stalls would be asphalt concrete or concrete. Inventory storage provided <br /> would total approximately 60 spaces of various sizes ranging from 11x62 feet to 11 x20 feet and <br /> would be constructed on aggregate base. <br /> Given the small size of the project and it's historical and proposed operations the Average Daily <br /> Trips (ADT) into and out of the site are anticipated to not exceed County threshold standards <br /> that would require a traffic analysis of any sort. The existing ADT for the current business <br /> location is estimated to be 14 per comms. with the owners and some personal observation. <br /> With the expansion of the site and review of the 2010 ITE we found there is not a specific <br /> category for this type of business. Per communications with Wayne Shijo of K.D. Anderson, the <br /> estimated existing ADT plus a conservative estimate for the expanded business we anticipate it <br /> will generate 10 new inbounds, 10 new outbound (customers) and deliveries/services 1 totaling <br /> 22 new trips.Thereby the total estimated ADT's for the project is 36 trips/work day with no <br /> new employees being planned. <br />
