SITE APPROVAL(SA)APPLICATION
PROJECT DESCRIPTION
WOODBRIDGE TRUCK
APN's 013-220-32 & 34
Page 2
Adequate storm drainage will be designed for the new site and will be an onsite retention basin
meeting County Design Standards. The existing site (APN 013-220-34) already is an aggregate
base surface and self-drains to an existing culvert under the frontage road at the southern end
of the property. Per communications with the owners historically there has been very little run-
off from this parcel getting to the culvert because of existing underlying soils conditions
absorbing(percolation) the stormwater very rapidly following a storm. Therefore it is intended
to leave the drainage for this parcel as-is.
As currently shown the basin is only for APN 013-220-32, consisting of pavement, building and
gravel using the 10-yr, 24hr static volume criteria for SJCo Rural Zone 1, a 24-hr rainfall depth of
3.24 inches and a safety factor of 2. This assumes that SJCo.will accept the project with a rural
designation. If so the Volume required is approx. 1.5 ac-ft. not including freeboard or other
considerations per County Standards. However presently a geotechnical investigation is
underway to determine infiltration rates, soils types, etc. and given communications with
surrounding property owners we may find that adjustments can be made to meet the storm
drainage requirements pending geotechnical recommendations and consultation with County
Public Works. Additionally the project plans to comply with NDPES requirements and the
County's SWQ permit with its onsite retention basin along with meeting the other requirements
identified in Multi Agency Post Construction Stormwater Standards Manual.
Sanitary Sewer for this project will be handled by an onsite Septic System designed to meet
County Environmental Health Standards. Floor drains will be identified in the building plans and
it is not anticipated to have any other non-domestic wastewater collection systems. The project
does not propose to have a vehicle wash station. Included with the submittal is a copy of the
Soil Suitability/Nitrate Loading Study recently completed by Live Oak Geo Environmental, Inc.
and formally submitted to EHD.
Domestic water for the proposed project would be from the existing well, not currently active
per EHD Permit issued in March 2011, SR0062041, San Joaquin County Records. It is intended
that this well would be reactivated per EHD Standards. Given the small site and number of
employees and customer's it is not anticipated that the water system would become a transient
system (Public Water System) and therefore would remain private.
Dry Utilities, (electric, telephone, etc.) are readily available at the site and the Owners,
Developers, Successor's-in-Interest (ODS)will work with and contract with the individual dry
utility companies to secure the needed utilities for the project. Note; the building was
positioned within 80 feet of an existing overhead power line and therefore a weather head can
