provided for in Section 66499 . 37 of the Government Code . <br /> 3 , MOUNTAIN HOUSE COMMUNITY SERVICES DISTRICT ( Contact : [ 209 ] 831 -2300 ) <br /> a . General Requirements : <br /> 1 . Improvement Standards : All improvements , including but not limited to improvement plans , <br /> specifications , and master utility plans , shall be in conformance with Community Approvals , <br /> including but not limited to the Improvement Standards and Specifications of the Mountain House <br /> Community Services District ( MHCSD ) , the MHCSD Design Manual , master utility plans , and <br /> other standards and plans adopted by the MHCSD . These improvement plans and specifications <br /> must be approved by the MHCSD prior to the approval of the Final Map . The plan check fees <br /> shall be paid with the submittal of the improvement plans , and the field inspection services costs <br /> shall be paid to the MHCSD prior to the signing of the improvement plans . If the actual costs <br /> exceed the estimated plan check and /or inspection costs , the Developer shall pay the balance <br /> within 30 days upon receiving an Invoice from the MHCSD . <br /> 2 . Funding of MHCSD Development- related Services : All development- related services performed <br /> by the MHCSD not already funded by other applicable MHCSD funding mechanisms , including <br /> special taxes on any development project , will be paid by the Developer at the full cost , including <br /> overhead as determined by the MHCSD General Manager , subject to compliance with all <br /> applicable nexus laws and existing agreements between the MHCSD and Developer . All Costs <br /> incurred by the MHCSD for any development project shall be paid by the Developer in <br /> accordance with the MHCSD Development Project Fees for Deposit and Reimbursement <br /> Agreement with Shea Development . <br /> 3 . All onsite easements and dedications shown on Tentative Plans shall be dedicated to the <br /> MHCSD or offer of dedication to the MHCSD shall be recorded on the Final Map . Dedication of <br /> public rights - of-way shall be in conformance with the adopted Public Land Equity Program <br /> ( PLEP ) . Any easements to be abandoned that belong to Byron Bethany Irrigation District ( BBID ) <br /> shall not be abandoned without prior approval of BBID . <br /> 4 . Final Map Digital File : A digital file of the Final Map shall be submitted to the MHCSD and to the <br /> Community Development Department . The digital file format shall be consistent with <br /> requirements of the County Assessor and Community Development Department GIS division and <br /> the MHCSD digital file format . Condition shall be met prior to approval of Final Map . <br /> 5 . All infrastructure designs shall be shown on the improvement plans and shall comply with and <br /> incorporate the recommendations of the Geotechnical Engineering Study , Neighborhood " G " , <br /> prepared by ENGEO Mountain House Creek Parcel L Tract 3424 Preliminary Geotech Report , <br /> dated March 12 , 2021 . Condition or an updated Geotechnical Report before approval of Final <br /> Map . <br /> 6 . Comply with all recommendations of the Environmental Site Assessment prepared by Moore <br /> Biological Consultants ; Creekside ( Tract 4097 ) Mountain House California Biological <br /> Assessment ; dated March 12 , 2021 or any updated Environmental Report submitted with the <br /> subdivision application . Condition shall be met before approval of Final Map . <br /> 7 . Grading : Except where allowed otherwise by the MHCSD , the grading of the project shall be such <br /> that all stormwater runoff shall drain to public streets , public alleys , Mountain House Creek , Old <br /> River , or drainage facilities within easements for storm drainage purposes . <br /> 8 . Truck Management Plan : Traffic shall comply with the Construction Truck Management Plan <br /> administered by the MHCSD . Project construction plans shall include specifications to the <br /> contractor outlining compliance requirements . A traffic control plan showing construction traffic <br /> routes within the MHCSD ' s boundary shall be provided for approval by the MHCSD prior to the <br /> PA- 2100089 — Conditions of Approval 6 <br />
