-2- <br /> Community Development Department <br /> PA-2100146 (MS) <br /> 3) The remainder parcel shall be designated and labeled as "Designated Remainder" on the Parcel <br /> Map. (Subdivision Map Act Section 66445) <br /> 4) For future development of"Designated Remainder" improvements [including but not limited to: <br /> roadway widening, shoulder, curb gutter and sidewalk, water/storm drainage/sewer facilities] shall <br /> be provided in accordance with the County development requirements for "Division 11: <br /> Infrastructure Standards and Requirements" of the San Joaquin County Development Title, and <br /> shall be noticed by a statement on the Parcel Map and by a recorded Notice of Minor Subdivision <br /> Restriction. (Subdivision Map Act Section 66424.6) <br /> 5) The Parcel Map shall depict the areas of special flood hazard as well as the location of any water <br /> courses and the extent of the one-hundred-year flood elevations. <br /> 6) Prior to recordation of the Parcel Map, the owner shall make an Irrevocable Offer of Dedication <br /> (IOD) for an easement to the San Joaquin County Flood Control and Water Conservation District <br /> for drainage and flood control purposes. Easement limits shall contain the following: <br /> (a) Mosher Creek from the south top of bank northerly to the property line or the north top of <br /> bank, whichever is less. <br /> (b) A minimum of 50 feet measured at right angles landward from the top of bank of Mosher <br /> Creek. <br /> (c) The entire channel of the Calaveras River. <br /> (d) A minimum of 50 feet measured at right angles landward from the top of both banks (north <br /> and south) of the Calaveras River. <br /> Informational Notes: <br /> (i.) At the time the parcels are developed, the developer shall provide drainage facilities in accordance <br /> with the San Joaquin County Development Standards. <br /> (ii.) All new construction and the substantial improvement of any structure, including conversion of <br /> existing structures, in the area of special flood hazard shall be elevated or floodproofed in <br /> accordance with San Joaquin County Ordinance Code Section 9-1605.12. <br /> CH:DS <br />
