SOIL SUITABILITY STUDY <br />Introduction <br />Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Berton Costamanga of <br />Delta Packing Company to conduct a Soil Suitability Study and Nitrate Loading Study <br />for the property located at 6021 East Kettleman Lane, Lodi, California (Plate 1). <br />The Soil Suitability Study and Nitrate Loading Study are combined under this report <br />cover and presented as two sections of this report. The formatting of the report has <br />been designed to follow the recommendations of the San Joaquin County <br />Environmental Health Department as described in its Soil Suitability Study <br />Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br />The Soil Suitability Study and Nitrate Loading Study were conducted to determine <br />whether the soils are suitable for use with a septic system, as well as to estimate if the <br />use of septic systems will impact ground water quality. The study was performed <br />according to the requirements of Section 9-1105.2(d) of the San Joaquin County <br />Development code. <br />Proposed Development <br />According to the Site Approval application, Delta Packing plans to expand the existing <br />facility in two phases. "Phase 1 is the construction of a 24,000-square-foot storage <br />building and covered parking structures with solar panels. Phase 2, over 10 years, <br />includes the construction of two additional 24,000-square-foot storage buildings" (Plate <br />2) <br />Site Description <br />The Site is composed of Assessor's Parcel Number (APN) 049-230-11, 16.82 acres in <br />size. The Site is located at 6021 East Kettleman Lane, Lodi, California. <br />A large packing/cold storage facility, parking areas, two wells, and two storage ponds <br />are located on the Site (Plate 3). One septic system is located on the property, <br />according to the Site Plan. <br />The elevation of the Site, according to a United States Geological Survey topographic <br />map, is approximately 57 to 58 feet above mean sea level. The Site is relatively flat <br />(Plate 4). <br />According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned AG- <br />40, General Agriculture with a minimum parcel size of 40 acres.
