2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned R-L, Low Density Residential. This zoning designation "is <br /> appropriate for single family neighborhoods. The typical housing type is <br /> detached, single family dwelling units. The density is 2-6 primary dwelling units <br /> per gross acre." <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to divide the Site into two new parcels. <br /> According to Ms. Ilayan, the uses of the land will remain unchanged (personal <br /> communication, July 27, 2021). <br /> 2.3 _ Topo_raphy <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as flat <br /> land located at approximately 30 feet above mean sea level. This map is <br /> included as Plate 3. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, and 1975. Additional photographs dated 1993, <br /> 2002, 2008, and 2019 were obtained from Google Earth. <br /> In the 1937 photo, the Site and surrounding area appear to be open, dry-farmed <br /> land. The remnants of a creek can be seen passing through the vicinity of the <br /> Site. Farmington Road can be seen to the south, railroad tracks can be seen to <br /> the west, and Mormon Slough can be seen to the north. <br /> In the 1952 photo, Sinclair Avenue and the surrounding neighborhood can be <br /> seen. Houses can be seen on many of the surrounding parcels, and a small <br /> house can be seen on the south side of the Site. <br /> In the 1963 photo, additional residential development can be seen in the <br /> surrounding area. <br /> In the 1975 and 1993 photos, no significant changes are apparent. <br /> LOGE 2139 2 <br />
