INTRODUCTION <br />1.0 INTRODUCTION AND PROPOSED DEVELOPMENT <br />1.1 Description of Site: The project consists of one parcel totaling 2.95 acres. The project is in <br />a rural area with a property zoning of R -R. The address is 3271 E. Liberty Road, Acampo, CA. <br />The project Assessor's Parcel Number is 005-100-01. <br />Description of proposed development: The purpose of this project is to amend the General <br />Plan Land Use from R/R to C/FS, and to rezone the property from R -R to C -FS. If the <br />amendment and rezone were to be granted by San Joaquin County, the property would then <br />begin the construction of a gas station with a convenience store and a separate coffee shop. <br />1.2 Parcel vicinity location map: (See Appendix). <br />1.3 Site map: (See Appendix). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE <br />2.1 Discussion of Past, Present uses at the site to assess potential problems: The present <br />owner, Dhanda Development Group, Inc. c/o Benny Dhanda, has owned this property for 1+ <br />years. The past and present uses of the property have been an undeveloped lot for the past 20+ <br />years based on Google Earth images. The current 2.95 acre parcel will be used to construct a gas <br />station, convenience store, and a coffee shop for passenger vehicles and trucks. <br />3.0 CHEMICAL AND PHYSCAL PROPERTIES OF SOIL <br />3.1 Description of existing chemical and physical properties of soil: For a description of the <br />chemical and physical properties of the soils underlying the site, refer to Section 5 of the Soil <br />Suitability Study prepared by Dillon & Murphy (attached in the Appendix). <br />3.2 Description of the mass transport properties of the soils underlying the site with respect <br />to the nitrate and/or any other constituent of concern identified for the project site: The <br />results from the percolation test prepared by Dillon & Murphy have determined that the site is <br />adequately permeable to a maximum depth of exploration of 42 inches. The soil type allows for <br />infiltration of water through the topsoils. The infiltration rate will limit the natural treatment of <br />the sites soils as they drain from the surface layers. <br />The Soil in this area is classified as San Joaquin County -Urban Land complex as stated in the <br />Soil Survey of San Joaquin County, as provided by the United States Department of Agriculture, <br />Soil Conservation Service. (See Appendix). <br />
