Owner's Project Requirements, June 22, 2015 <br />•;= Design and maintain Irrigation systems to prevent spray on buildings <br />Install exterior door protection and flashing to prevent water <br />intrusion to the building entrances <br />• Construction waste Management: Create a Construction Waste Management <br />plan or Recycle at least 50% of Construction waste. <br />• Recycling by Occupants: Provide readily accessible areas that serve the <br />entire building and are identified for the depositing, collection, storage and <br />recycling of non -hazardous materials such as paper, corrugated cardboard, <br />glass, plastics and metals. <br />■ Commissioning: The following documents must be completed: owner project <br />requirements (OPR), basis of design (BOD), commissioning measures <br />shown in the construction documents, commissioning plan, functional <br />performance testing, documentation and training, commissioning report. <br />■ Testing and Adjusting: <br />•3 Develop written specifications for testing and adjusting systems <br />including: HVAC, Indoor and Outdoor lighting and controls, Water <br />Heating systems, and Landscape irrigation systems. <br />❖ Perform testing and adjusting according to manufacturer's <br />specifications and applicable standards. <br />Provide air balancing of new HVAC systems, to be performed by an <br />independent AABC or NEBB certified air balancing firm. Provide <br />certified air balance report. <br />Report testing in written statement, signed by the one responsible for <br />preforming the tests/adjustments. <br />Provide Operation and Maintenance (O&M) Manual to building <br />owner or representative. <br />3.0 Energy Efficiency Goals <br />• Overall efficiency of building: Create an energy model that meets the requirements of the <br />California Standard Title 24 Part 6. <br />• Lighting system efficiency: Use daylighting and lighting controls to reduce lighting energy use <br />by 50%. <br />• HVAC equipment efficiency and characteristics <br />o For units 7.5 tons and smaller, 13 EER minimum cooling efficiencies. <br />o For units greater than 7.5T, 11 EER minimum cooling efficiencies. <br />o 80% AFUE minimum heating efficiencies. <br />o 3 packaged gas/electric rooftop units <br />o Kitchen exhaust fan and make-up air unit (Evaporative cooling with gas furnace) for <br />kitchen only. <br />o Heating and Cooling Energy Reduction <br />■ Air -Side Economizers are required on all HVAC units. <br />■ Evaporative Cooling will be used for tempering make up air for the kitchen. <br />This make-up air will be drawn out of the building via the kitchen hood. <br />o Fan Energy Reduction: <br />■ HVAC ductwork should be designed to minimize friction losses. <br />Other measures affecting energy efficiency desired by owner <br />o Insulation Levels <br />is Batt Fiber Glass Insulation should be installed to minimize airflow through or <br />around the batts. Also use vapor barriers and other forms of weatherization <br />to minimize infiltration/exfiItration. <br />o Thermal Mass <br />• Concrete provides thermal mass, which can serve as a sink to collect and <br />release heat in a daily cycle. <br />4.0 Indoor Environmental Quality Requirements <br />
