This plan outlines the process, identifies commissioning team members, and assigns roles and responsibilities to the team members, This plan does not include all details of the Functional Testing procedures, but rather outlines the responsibilities for development and application of the testing. Functional Testing procedures will be provided in the commissioning specifications. 1.0 General Project Information • Lincoln Elementary School Cafeteria Replacement • 750 E Yosemite Avenue, Manteca, CA 95336 • Type V -B, Non Separated, Sprinkiered. Occupancy: A2, B, S2, & F2 • Size: 12,351 square feet • Building Description: Multi-purpose room and food service facility. • Manteca Unified School District (MUSD) • Scheduled Completion Date: 08-15-16 2.0 Commissioning Goals • Ensure the building systems perform according to the owner's project requirements (UPR) and basis of design (BOD). • Ensure the comfort systems meet the requirements of the occupants. • Document that the equipment is installed and started per manufacturer's recommendations. • Document that equipment and systems receive complete operational checkout by the installing contractors. • Document system performance via Functional Testing. • Verify the completeness of the Systems manual. • Ensure that the owner's operating personnel are adequately trained on the operation and maintenance of the building Systems. 3.0 Systems to be Commissioned • Heating, Ventilation, Air Conditioning (HVAC) Systems and Controls o Original design intent: Systems shall maintain: ■ Indoor summer temperature at 76°F +20F/ -0°F with no humidity control. ■ Indoor winter temperature at 69°F +0°F/ -20F with no humidity control. o Equipment and systems to be tested: ■ AC -1G, 25 -ton, gas heating, electric direct expansion (DX) cooling unit ■ AC -2G, 7.5 -ton, gas heating, electric direct expansion (DX) cooling unit ® AC -3G, 4 -ton, gas heating, electric direct expansion (DX) cooling unit ■ EF -1 G, 1,200 cfm exhaust fan 1 of 8
