concurrently with the adjacent Street Improvement Plans. Timing: Improvement Plans <br />for entries shall be approved by MHCSD prior to the approval of the project's Final Map. <br />f. The roadway landscape construction plans shall be processed and approved by the <br />MHCSD General Manager concurrently with the Improvement Plans for any phase on the <br />project. <br />g. The collector street network and landscape treatments shall comply with all Community <br />Approvals including applicable provisions of the MHCSD Design Manual and MHCSD <br />Standards. <br />h. Landscaping and architectural design of all parcels, designated as HOA and/or <br />Landscape Maintenance District, including Community Edges shall be consistent with all <br />Community Approvals including applicable provisions of the MHCSD Design Manual and <br />MHCSD Standards. The design plans associated with each phase of the development <br />shall be completed and approved by the MHCSD General Manager prior to the approval <br />of the Final Map for that phase. <br />i. Masonry walls shall be installed at the property line between residential properties and all <br />public or private parcels designated as HOA and/or Landscape Maintenance District <br />unless restricted by Community Approval. View Fencing or no fencing may be permitted <br />in locations where residences face the Open Space as deemed appropriate by MHCSD. <br />Wall/Fencing Plans to be consistent with all Community Approvals including applicable <br />provisions of the MHCSD Design Manual, MHCSD Standards, and any applicable <br />Special Purpose Plan. Timing: Improvement Plans approved by CDD and MHCSD prior <br />to first building permit. <br />Sound Walls and HOA Walls shall be consistent with all Community Approvals including <br />applicable provisions of the MHCSD Design Manual, MHCSD Standards, and any <br />applicable Special Purpose Plan. Timing: Improvement Plans approved by CDD and <br />MHCSD prior to first building permit. <br />k. All landscape pedestrian through -block connections shall be a minimum of 30 foot width. <br />Timing: prior to approval of the first Final Map. <br />Pedestrian through -block connections shall be owned, developed and maintained by a <br />separate maintenance entity. These parcels shall be designed and landscaped <br />consistent with all Community Approvals including applicable provisions of the MHCSD <br />Design Manual and shall require a funding mechanism for maintenance acceptable to <br />MHCSD. Utility line easements acceptable to MHCSD shall be dedicated to MHCSD. <br />Timing: financing mechanism shall be completed and adopted by the Board of Directors <br />prior to the approval of the first Final Map. Plans shall be reviewed and approved by <br />MHCSD prior of approval of the first Building Permit. Landscaping shall be installed <br />concurrently with adjacent streets. <br />m. Landscape slopes within street right of way, pedestrian access connections, and parks <br />shall not exceed 3:1 unless approved otherwise by the MHCSD General Manager. <br />Development and landscaping of Western Community Gateway, or other landscaping <br />features as determined by the General Manager, at Byron Road shall be installed <br />concurrently with the landscaping of adjacent streets or bonded for at the discretion of <br />MHCSD. Such features shall be designed consistent with all Community Approvals <br />including applicable provisions of the MHCSD Design Manual, and shall be reviewed and <br />approved by the MHCSD General Manager concurrently with the adjacent Street <br />Improvement Plans. <br />Timing: Improvement Plans for the landscaping feature at Byron Road shall be approved <br />by MHCSD prior to the approval of the project's Final Map. Completion time may be <br />modified by the MHCSD General Manager to reflect construction, weather, budget, or <br />other public interest contingencies. <br />Resolution Template 01/2017 <br />
