FINDINGS FOR MINOR SUBDIVISION <br /> PA-2100252 (MS) <br /> TRACY L. CLARKE TRUST/SHOUP LAND SURVEYING <br /> 1. The proposed subdivision is consistent with the General Plan, any applicable Master Plan, Specific <br /> Plan, and Special Purpose Plan and any other applicable plan adopted by the County. <br /> • The proposed Minor Subdivision Map PA-2100252 is consistent with the General Plan, any <br /> applicable Specific Plan and Special Purpose Plan and any other applicable plan adopted <br /> by the County because the A/L land use designation permits the division proposed. Further, <br /> no specific plans are involved. <br /> 2. The design or improvement of the proposed subdivision is consistent with the General Plan and any <br /> applicable Specific Plan or Special Purpose Plan. <br /> • The design or improvement of the proposed subdivision is not consistent with General Plan <br /> density for the A/L zone,however,a Deviation has been granted allowing the 4.5 acre parcels <br /> in the A/L designation as permitted by the Development Title. The General Plan does not <br /> reflect state regulations requiring jurisdictions to allow accessory dwelling units in zones <br /> that permit single-family and multi-family units. This regulation regularly results in <br /> inconsistencies with General Plan density. The Deviation was approved based on the <br /> Development Title provision for deviations allowing a maximum 10 percent modification to <br /> lot area. Therefore, the proposed subdivision is consisted with the Development Title <br /> provisions. <br /> 3.
