4.0 SITE ASSESSMENT <br />Bovee Environmental Management, Inc. observed the Site on August 13, 2021. <br />Photographs of the Site are located in the Appendix. The perimeter of the Site was <br />observed as well as the interior and exterior of the shop building. The exterior of the <br />residential area was observed but the interior was not observed. The residence is <br />currently unoccupied and undergoing renovation. <br />The Site consists of an irrigated almond orchard on the northern 2/3 of the property with <br />a single-family residence and shop building on the southern 1/3 of the property. <br />A domestic well serves the residence and the shop building. No irrigations wells were <br />observed. The Site is currently irrigated via an SSJID pipeline centered in the property. <br />The San Joaquin County District Viewer lists the zoning for adjoining properties to the <br />north, east, and west as Agriculture - Urban Reserve. Adjoining properties to the south <br />are located within the Manteca city limits and are designated as PD — Planned <br />Development Overlay and are being marketed as residential uses. <br />5.0 INTERVIEWS <br />5.1 Interview with Property Owners <br />Andrew Sephos of Raymus Homes was interviewed during the site visit on August <br />13, 2021. He stated the property was irrigated pasture until 1994 when it was <br />leveled and planted to almonds. The residence was constructed in approximately <br />1979. Mr. Sephos stated the intent is to replant the orchard. Mr. Sephos was not <br />aware of any fuel tanks, chemical storage, dumping, or other environmental issues <br />on the Site. Mr. Sephos resides across Mitchell Rd. and he is quite familiar with <br />the Subject Site. <br />6.0 RESEARCH DOCUMENTATION <br />6.1 EDR Database Search <br />Bovee Environmental Management, Inc. uses the services of Environmental Data <br />Resources, Inc. (EDR) to provide data from the Standard Environmental Record <br />Sources identified in ASTM E-1527-13. <br />Reference the EDR Environmental Review Report dated: August 10, 2021.
