SOIL SUITABILITY STUDY <br />Intrndim inn <br />Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Carl Navarra to conduct <br />a Soil Suitability Study and Nitrate Loading Study for the property located at 32521, <br />32619, and 32705 South Koster Road, Tracy, California (Plate 1). <br />The Soil Suitability Study and Nitrate Loading Study are combined under this report <br />cover and presented as two sections of this report. The formatting of the report has <br />been designed to follow the recommendations of the San Joaquin County <br />Environmental Health Department as described in its Soil Suitability Study <br />Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br />The Soil Suitability Study was conducted to determine whether the soils are suitable for <br />use with a septic system. The study was performed according to the requirements of <br />Section 9-1105.2(d) of the San Joaquin County Development code. <br />Proposed Development <br />A minor subdivision is proposed to divide the Site into two homesite parcels (Parcels 1 <br />and 3), a 35.21 -acre parcel, and a 36.66 -acre designated remainder (Plate 2). <br />According to AnnaMarie Lara and Angela La Velle, Mr. Navarra's daughters and owners <br />of the Site, the uses of the land will remain unchanged (personal communication, July <br />21, 2021). <br />Site Description <br />The Site is defined as Assessor's Parcel Numbers (APN) 255-100-26, -35, and -36, <br />approximately 79 acres in size. It is located at 32521, 32619, and 32705 South Koster <br />Road, Tracy, California. The Site is orchard with two houses; each house has a <br />domestic well (Plates 3 and 4). <br />The elevation of the Site, according to a United States Geological Survey topographic <br />map, is approximately 100 to 115 feet above mean sea level (Plate 5). The Site is <br />relatively flat land with a slight slope down to the northeast. <br />According to the San Joaquin County District Viewer (sjmap.org), the Site is zoned AG - <br />40, General Agriculture with a minimum parcel size of 40 acres. This zoning <br />designation "is established to preserve agricultural lands for the continuation of <br />commercial agriculture enterprises" (San Joaquin County Community Development <br />Department). <br />LOGE 2141 Page 1 <br />
