INTRODUCTION <br /> Our office was retained by Dillion Engineering, Lodi, California to perform a soil <br /> suitability study for the Gini property located at 20191 N Tretheway Rd, Lodi, California. <br /> It is proposed to split the property into two parcels. The subject parcel number is APN 017- <br /> 240-07. The purpose of the study is to determine the suitability of the property for septic <br /> tank usage. The study was performed according to the requirements of Section 10100 of <br /> San Joaquin County Development Code. This report presents the results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG-40. The subject Gini <br /> property consist of a square shaped, 39.4 acre parcel (see attached tentative map). It is <br /> proposed to split off the northern most portion to create a 9.85 acre parcel (Parcel 1) and <br /> homesite. The remaining 29.55 acre parcel (Parcel 2) is also being considered as an <br /> additional homesite. The proposed homesite for Parcel 1 is along the eastern edge and the <br /> proposed homesite for Parcel 2 is in the southeast corner. The two proposed homesites are <br /> the only proposed changes in land use at this time. <br /> III. PRESENT AND PAST USE OF THE SITE <br /> The entire property is currently a vineyard and, according to the present owner, has <br /> been a vineyard for the past 70+ years. <br />
