CONDITIONS OF APPROVAL <br /> REN GINI <br /> M2-92-0225 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> DEVELOPMENT SERVICES DIVISION: <br /> a. Parcel one shall be ten (10) acres. <br /> PUBLIC WORKS: <br /> a. A Parcel Map is required. (development Title Section 9-915. 2) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of building permit application. (The fee currently is <br /> $3 , 002 . 00 per single family dwelling unit in the Lodi area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering news Record. ) (Resolution R-90-304, R-91-1025) <br /> C. All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910. 20) <br /> d. Any driveway that exceeds 150 feet in length from any public <br /> roadway shall be improved in accordance with the requirements <br /> of the Uniform Fire Code Section 10.207, San Joaquin County <br /> Standards F-la, F-1b, & F-1c and the Liberty Fire District <br /> prior to issuance of the building permit. (Development Title <br /> Section 9-1145.5) <br /> e. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. (Subdivision Map Act <br /> Section 66411. 1) <br /> PUBLIC HEALTH SERVICES: <br /> Ja. A soil suitability study as required by Section 9-1105. 2 (d) of <br /> the San Joaquin County Development Title must be performed <br />
