CONDITIONS OF APPROVAL <br /> Daniel Mehrton <br /> MS-92-224 <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The remainder shall be designated as 'Designated Remainder' on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> C. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,235.00 per single-family dwelling unit in the Lockeford area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> d. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> e. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code Section 10.207, San <br /> Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Clements Fire District prior to <br /> issuance of the building permits. (Development Title Section 9-1145.5) <br /> f. Requirements for construction of the improvements shall be noticed by a statement on <br /> the Parcel Map. (Subdivision Map Act Section 66411.1) <br /> 2. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 9-1105.2(d) of the San Joaquin County <br /> Development Title shall be performed prior to approval of the Parcel Map to indicate that <br /> the area is suitable for septic tank usage. <br /> b. The existing private water wells shall be tested for the chemical Dibromochloropropane <br /> (DBCP) and nitrates prior to approval of the Parcel Map. Samples are to be taken and <br /> run by a State approved lab. (Development Tale Section 9-1115.7) <br /> C. Construct an individual sewage disposal system on both parcels under a permit and <br /> Conditions of Approval - 1 - MS-92-224 <br />
