Agenda Item No. 3 <br /> DC : 7-27-83 <br /> 5-83-9/PUD-83-2 <br /> Page Two <br /> REFERRALS AND REPLIES <br /> Public Works Department - Country Club Boulevard has an existing <br /> and planned width of 70 ' . A private road known as Amblers Lane <br /> adjoins the property to the east . All conditions of Tentative <br /> Map 5-80-1 should apply to this subdivision . <br /> Local Health District - Conditions : 1. The refuse accumulation <br /> in an open excavation must be removed from the premise and dis- <br /> posed of in a sanitary manner. The open excavation must be filled <br /> to grade with clean sand. 2 . Connect all proposed development to <br /> the California water Service and the City of Stockton sewerage <br /> system. <br /> STAFF ANALYSIS <br /> The developer wishes to build a twenty-four (24) residence <br /> planned unit development. The planned unit development will <br /> have full urban services - sewer, water and drainage. Some <br /> of the residences are attached and all but three are served by a <br /> private driveway. This driveway will use the existing road to <br /> the adjacent Amblers Club. <br /> Normal setbacks are reduced as permitted by the Planned Unit <br /> Development Ordinance. <br /> The Board of Supervisors approved an identical project on <br /> November 8, 1979 subject to the following conditions : <br /> 1. This subdivision shall be subject to the conditions of <br /> approval under PUD-79-2 : <br /> a. Submit a revised Exhibit "A" to conform with the <br /> design changes in the staff report prior to con- <br /> struction of the project. <br /> b. Construction of dock facilities on Smith Canal <br /> shall require a Use Permit. <br /> C. Storm drainage, sewage, and water system shall be <br /> developed is approved by the City of Stockton, <br /> Director of Public Works . <br /> d. The development shall conform with the approved plot <br /> plan and be approved by all applicable departments . <br /> There shall be a solid masonry fence around the <br /> swimming pool. <br /> e. Placement of a fire hydrant on the property as required <br /> by the Fire Warden. <br />
