DRAFT ENVIRONMENTAL IMPACT REPORT
FOR
QUASHNICK AND WILLIAMS
(c/o Ronald Weldum)
Z--78-18/S-78-6
EIR-78-4
I DESCRIPTION OF THE PROJECT
A. Location:
The project location is a 130.5 acre tract of land on the
north side of Ashley Lane, west of the Central California
Traction Company railroad tracks, 6 miles northeast of
Stockton. It includes San Joaquin County Assessor's Par-
cels #086-070-17, 25 and 26.
These parcels are in the southeast corner of Section 6
T2N R7 E found on the Waterloo and Lodi south USGS 7'd"
topographic maps. The site can easily be reached from the
Stockton and Lodi metropolitan areas via State Route 99.
B. Obiectives of the Proiect:
With the proposed rezoning and tentative map, the applicant
seeks authorization to construct a 73 lot rural- residential
subdivision. This will allow development of the 130.5acre par-
cel in the Morada area. Subdivision of this property will
increase its value and also allow the proponents to con-
struct single family residences further increasing the prop-
erty value.
The proponents intend to create a high quality, high cost
residential development.
C. Characteristics of the Project :
1. Zoninq
The property is presently zoned I-PA (Interim
Protected Agriculture) , which permits single
family homes, agriculture and various accessory
uses (see Appendix A) . Under this zoning the
minimum lot size is one (1) acre and a Use
Permit is required for a subdivision. This
zone was created, as its intent Section states,
to provide a temporary zoning for rapidly
-1-
