Location: <br /> The project location is a 130.5 acre tract of land on the <br /> north side of Ashley Lane, west of the Central California <br /> Traction Company railroad tracks, 6 miles northeast of <br /> Stockton. It includes San Joaquin County Assessor's Par- <br /> cels #086-070-17, 25 and 26. <br /> These parcels are in the southeast corner of Section 6 <br /> T2N R7 E found on the Waterloo and Lodi south USGS 7'd" <br /> topographic maps. The site can easily be reached from the <br /> Stockton and Lodi metropolitan areas via State Route 99. <br /> B. Obiectives of the Proiect: <br /> With the proposed rezoning and tentative map, the applicant <br /> seeks authorization to construct a 73 lot rural- residential <br /> subdivision. This will allow development of the 130.5acre par- <br /> cel in the Morada area. Subdivision of this property will <br /> increase its value and also allow the proponents to con- <br /> struct single family residences further increasing the prop- <br /> erty value. <br /> The proponents intend to create a high quality, high cost <br /> residential development. <br /> C. Characteristics of the Project : <br /> 1. Zoninq <br /> The property is presently zoned I-PA (Interim <br /> Protected Agriculture) , which permits single <br /> family homes, agriculture and various accessory <br /> uses (see Appendix A) . Under this zoning the <br /> minimum lot size is one (1) acre and a Use <br /> Permit is required for a subdivision. This <br /> zone was created, as its intent Section states, <br /> to provide a temporary zoning for rapidly <br /> -1- <br />
