will dedicate and improve, to County Standards, <br /> all roads within the subdivision. The map indi- <br /> cates a bridge over Mosher Slough when Oakwilde <br /> crosses it. Although Balsam Drive stubs into <br /> the subdivision north of Eastview School, the <br /> proposed design does not indicate the extension <br /> of "Oakleaf Court" westward to link up with <br /> Balsam. Access is thus provided to the west, <br /> north and south, but not to the east where the <br /> project abuts the California Traction Company <br /> railroad. <br /> The proposal is to provide paved streets (32' <br /> section on 50' right of way and 40' on 60' <br /> right of way) constructed to County Standards, <br /> with barrow ditches to drain the street but <br /> no curbs,gutters or sidewalks. Underground <br /> utility connections comprising of gas, electri- <br /> city and telephone service, will be provided. <br /> Sewer and water will not be provided. <br /> Water supply will require an individual well <br /> for each lot or a total of 73 wells. The San <br /> Joaquin Local Health District's rules require <br /> that each well to be on the lot which that <br /> well services and requires the provision of <br /> a 100' setback from any leachfield. <br /> Based on 650 gallons/day water consumption <br /> this well field will remove about 47,000 <br /> gallons/day from underground aquifers. <br /> The tentative map indicates sewage disposal <br /> by septic tank and leach field. This system <br /> holds the sewage effluent in a tank for a <br /> period of time to allow breakdown. The leach- <br /> field discharges it into the earth. <br /> Assuming 450 gallons per home, about 33,000 <br /> gallons/day of partially decomposed sewage <br /> effluent will percolate into the subsoil from <br /> this project. The San Joaquin Local Health Dis- <br /> trict will require that the subdivider designate <br /> a leach field and leach field expansion area on <br /> the final map and set that area aside from de- <br /> velopment of overground structures or paving. <br /> Percolation tests will determine the necessary <br /> size of the leaching area, which are typically <br /> about 12,000 square feet. <br /> -3- <br />
