'hi = ane is unsuitabie for a <br /> residential sul.li ion. <br /> "se RR-65 (Rural Residential) zone, on the other <br /> +d, is a residential zone created in 1976 <br /> tc implement the County General Plan which <br /> designated certain areas for rural residential <br /> development. The zone provides for one (1) <br /> single family home per lot and a minimum lot <br /> size of 65,000 sq, ft. or 1.492 acres. At <br /> tnis density it is anticipated that each lot <br /> can provide its own drainage, water supply <br /> and sewage disposal. Agriculture (cultivation <br /> of :cops) is permitted. The related uses <br /> such as hog farming, feedlots, etc, are banned. <br /> This zone has been used for the recently <br /> developed rural residential subdivisions <br /> (see Appendix B) . <br /> In addition to the rezoning, the applicants <br /> have submitted a tentative subdivision map. <br /> The proposal is a 73 lot residential sub- <br /> divi.sion of 1.5 to 2 acre lots with the <br /> bulk of the lots being about 1.6 acres in <br /> size. Under the proposed RR-65 zoning, <br /> each lot would contain one (1) single family <br /> residence and certain accessory buildings. <br /> With the large lot area there will presumably <br /> be considerable landscaping or gardening on <br /> the portion of the property not used for <br /> buildings. <br /> The project would provide public road <br /> frontage to each lot and also electric and <br /> telephone utilities. Two 60' wide roads <br /> provide access to the interior of the parcel. <br /> Oakwilde Road, running north to south, will <br /> connect Quashnick Road with Ashley Lane after <br /> crossing Mosher creek. Eastview Drive would <br /> be extended along the south line of Eastview <br /> School to an intersection with Oakwilde. Long <br /> cul-de-sacs extending to the east and west <br /> off Oakwilde will serve the remainder of the <br /> subdivision. It is also proposed to extend <br /> Mosher Drive easterly as a cul-de-sac serving <br /> 3 lots. <br /> Under the proposed design no part of the sub- <br /> division would have limitation of access to an <br /> existing or proposed road. The subdivider <br /> -2- <br />
