Individual. drainage ponds will provide
stormwater runoff retention on each lot.
This pond is usually a shallow area 6" to
12" deep. In otheti rural residential
subdivisions in Morada, a shallow sweeping
swale is %iced to convey water to the pond.
This pond must be separate from the leach-
field area and should not be filled in if
it is to function properly.
After the developer :sells the lots, the
maintenance of the individual systems will
devolve on the individual homeowner rather
than a special district or the public.
A 12 acre area comprising 8 lots is proposed
as a reserve for possible expansion of East-
view School, Under present legislation the
school district would be required to purchase
any portion of this reserve which it wishes
to use. After January 1, 1978 State Legisla-
tion becomes effective enabling the County to
pass an Ordinance requiring that the developer
provide fees or land for temporary classroom
facilities. This law will not apply to this
project.
II DESCRIPTION OF THE ENVIRONMENTAL SETTING
A. Geology Topography and Soil:
1. The project is in the Central Valley of California.
This feature consists of a deep alluvium filled
trough between two mountain ranges - the Coast
Range to the west and the Sierra Nevadas to the
east. These mountains were the source of the
alluvium which lies under the site.
The alluvial strata dips toward the west line
approximately defined by the San Joaquin River.
Successive strata increases in age with depth
of the deposite and consist mainly of sands,
gravels and clays. The surface consists of
recent (Holocence) deposits (actually the very
top soil layer would contain material deposited
during the most recent flood) . The first layer
is the Victor formation, about 1500' in depth,
then Laguna formation which extends beyond the
depth of well log data in this area.
-4-
