CONDITIONS OF APPROVAL <br /> MS-92-0215 <br /> AUGUSTA BIXLER FARMS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION <br /> (a) The minimum width of Parcel 1 shall be one hundred fifty <br /> (150) feet. (Development Title Section 9-610 . 2) The <br /> parcel ' s width shall be shown on the Parcel Map. <br /> (b) Parcel 1 shall contain no more than ten (10) acres. <br /> (Section 9-610. 3 (a) (3) ) The parcel ' s size shall be shown <br /> on the Parcel Map. <br /> (c) All construction on the project site that is within the <br /> 100-year Flood Zone shall comply with Section 9-1605 of <br /> the Development Title. <br /> (d) The barn on Parcel 1 shall not be used for the keeping of <br /> animals. (Section 9-1045) <br /> 2 . PUBLIC WORKS <br /> (a) A Parcel Map is required. (Development Title Section 9- <br /> 915. 2) <br /> (b) The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235. 00 per single family dwelling unit in the Delta <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> (c) All easements of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br />
