Conditions of Approval <br /> MS-92-0215 <br /> Page 2 <br /> (d) The frontage improvements for Undine Road across Parcel <br /> 1 shall be constructed in conformance with the standards <br /> for one-half of a 60-foot right-or-way rural collector <br /> road. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently is required for processing per Development <br /> Title Table 9-240. 2 in addition to a copy of the Grant <br /> Deed, legal description of Parcel 1 and an estimate. The <br /> estimate and legal description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional <br /> fee of $100. 00. ) (Development Title Section 9-1100. 3) <br /> (e) Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207 and <br /> San Joaquin County Standards F-la, F-lb, & F-lc prior to <br /> issuance of the building permit. (Development Title <br /> Section 9-1145. 5) <br /> (f) Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411. 1) <br /> 3 . PUBLIC HEALTH SERVICES <br /> (a) A soil suitability study as required by Section 9- <br /> 1105 . 2 (d) of the San Joaquin County Development Title <br /> shall be performed prior to approval of the Parcel Map <br /> indicating that the area is suitable for septic tank <br /> usage. <br /> (b) Construct an individual sewage disposal system(s) on <br /> parcel #2 under a permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> (Ordinance Code Section 5-3003) <br /> (c) Construction of an individual domestic water well on <br /> parcel #2 under a well permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> (San Joaquin County Ordinance No. 1862 , Section 5-4100) <br />
