CONDITIONS OF APPROVAL <br /> MS-92-0210 <br /> Mark Mann <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire three (3) years from the date of <br /> approval unless, (1) all Conditions of Approval have been <br /> complied with, and (2) a Parcel Map has been filed with and <br /> accepted by the Surveyor' s Division. <br /> Those Conditions followed by a Section Number or other statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION <br /> (a) The homesite parcel shall be 10 acres. (Section 9- <br /> 610. 3 (a) (3) of the Development Title) <br /> (b) The minimum parcel width shall be 150 feet. (Section <br /> 9-610 . 4 of the Development Title) <br /> 2 . PUBLIC WORKS <br /> (a) A Parcel Map is required. (Development Title Section <br /> 9-915. 2) <br /> (b) The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at <br /> the time of building permit application. (The fee <br /> currently is $2 , 235. 00 per single family dwelling unit <br /> in the Lockeford area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. ) (Resolution R-90-304 , R-91-1025) <br /> (c) Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207 , <br /> San Joaquin County Standards F-la, F-lb, F-lc and the <br /> Clements Fire District prior to issuance of the <br /> building permit. (Development Title Section 9-1145. 4) <br /> (d) Dedication to result in a 25-foot wide right-of-way <br /> from the centerline of Kettleman Lane to the property <br /> line shall be required across the frontage of Parcel 1. <br /> (Development Title Section 9-860.4) <br /> (e) All easements of record shall be shown on the Parcel <br /> Map. (Development Title Section 9-910. 20) <br />
