Surface and Subsurface Contamination Report Irerracon <br />Sandhu Property ■ Mountain House, California <br />August 12, 2021 ■ Terracon Project No. NA217037 <br />Based on the analytical results, Terracon recommended confirmation sampling and the <br />advancement of additional step -out borings to further delineate identified impacts. Terracon <br />prepared a work plan for additional investigation in April 2021, which was approved by the <br />Central Valley Regional Water Quality Control Board (CVRWQCB) in May 2021. At the issuance <br />of this report, the cleanup case is still on-going. Based on the reported TPH concentrations in <br />exceedance of screening levels for commercial/industrial soil and the distance of the release <br />relative to the site, the crude oil release represents an environmental concern to the site. <br />San Joaquin Delta Colleges Campus at Mountain House (2073 South Central Parkway), <br />identified as the western adjoining property, is listed on the COMPL. SANJOAQ and Resource <br />Conservation and Recovery Act — Small Quantity Generator (RCRA SQG) databases. The <br />listings associated with this property are associated with the facility located approximately 1,335 <br />feet northwest of the site and do not represent an environmental concern to the site. <br />The remaining facilities listed in the database report do not appear to represent environmental <br />concerns to the site at this time based upon regulatory status, apparent topographic gradient, <br />and/or distance from the site. <br />3.1.2 Local Agency Inquiries <br />Agency Contacted / <br />Response <br />Contact Method <br />California Department of Conservation's <br />Based on a review of the Well Finder database, there <br />Geologic Energy Management Division <br />are no active or decommissioned oil or gas production <br />(CaIGEM) Well Finder / Online: <br />wells located on the site or surrounding properties. <br />https://maps.conservation.ca.gov/doggr/welIfi <br />nder <br />Central Valley Regional Water Quality <br />On August 6 and 11, 2021, Terracon received <br />Control Board / Email: r5s- <br />responses from the agency indicating that no records <br />pra(a)waterboards.ca.gov <br />were identified for the site. <br />Department of Toxic Substances Control / <br />On July 29 and August 3, 2021, Terracon received <br />Email: PubRegAct(cDdtsc.ca.gov <br />responses from the agency indicating that no records <br />were identified for the site. <br />National Pipeline Mapping System (NPMS) <br />Based on a review of the NPMS database, a natural gas <br />Public Viewer / Online: <br />transmission pipeline, operated by Pacific Gas & Electric <br />https://pvnpms.phmsa.dot.gov/PubiicViewer/ <br />(PG&E), and crude oil hazardous liquid pipeline, <br />operated by Crimson Pipeline L.P., transect the <br />northeastern portion of the site. Incidents or accidents <br />associated with the pipelines were not identified on-site; <br />however, one accident associated with the crude oil <br />pipeline was identified on the eastern adjoining property <br />and was previously discussed in Section 3.1.1. <br />San Joaquin County Community <br />On August 9, 2021, Terracon reviewed the agency's <br />Development Department / Online: <br />online database for records relating to the site.
