Surface and Subsurface Contamination Report 1rerracon <br />Sandhu Property Mountain House, California <br />August 12, 2021 Terracon Project No. NA217037 <br />1.1 Site Description and Use <br />The site is located south of Central Parkway and north of Interstate 205 in Mountain House, San <br />Joaquin County, California and consists of two parcels totaling approximately 37.24 acres of <br />vacant land. The first parcel consists of approximately 32.92 acres of vacant land, identified as <br />APN 209-060-49. The second parcel consists of approximately 4.32 acres of vacant land, <br />identified as APN 209-060-60. <br />According to the San Joaquin County Community Development Department website, the site is <br />zoned I -P, industrial park, intended to allow for the development of a combination of corporate <br />offices, warehousing, light manufacturing, wholesaling, and professional offices, as well as the <br />services necessary to support those uses. The location of the site is depicted on Exhibit 1 of <br />Appendix A, which was reproduced from a portion of the USGS 7.5 -minute series topographic <br />map. The site details and adjoining properties are depicted on the Site Diagram, which is <br />included as Exhibit 2 of Appendix A. Photographs of the site are attached to this report as <br />Appendix B. <br />1.2 Proposed Development <br />According to a tentative parcel map provided by the client, the parcel boundaries for APN 209- <br />060-49 are proposed to be re -aligned into one 16 -acre parcel and one 16.92 -acre parcel to be <br />developed with commercial and high-density residential properties. The parcel boundaries for <br />APN 209-060-60 are proposed to be re -aligned into two parcels to be developed with a <br />roadway, utility easement, and/or remain as vacant land. <br />2.0 PAST, PRESENT AND PROPOSED FUTURE USES <br />2.1 Recorded Land Title Records <br />A chain of title report was not provided by the client for Terracon's use in preparing this report. <br />Based on a review of information obtained from the San Joaquin County Assessor's Office <br />records, the current site owner for both parcels is Sandhu Pinderjit. <br />2.2 Historical Topographic Maps, Aerial Photographs, Sanborn Maps <br />Readily available historical USGS topographic maps, selected historical aerial photographs (at <br />approximately 10 to 15 year intervals) and historical fire insurance maps produced by the <br />Sanborn Map Company were reviewed to evaluate land development and obtain information <br />concerning the history of development on and near the site.
