As approved by the Planning Commission, the Tentative <br /> Map for Wildflower Estates provides a stub street for <br /> future access to Sunset Manor and an intervening parcel <br /> (APN 195-122-48) to the west. The design for Sunset <br /> Manor should incorporate this street. A copy of the <br /> Wildflower Estates Tentative Map is attached. <br /> C. The proposed extension of Avon Street to the south is <br /> offset with that portion of Avon Street within the <br /> Wildflower Estates subdivision. This alignment needs <br /> to be coordinated. <br /> d. Based on one of the conditions of approval on Wildflower <br /> Estates, access to Lathrop Road will be restricted. There- <br /> fore, Lots 1 , 2, and 36 should be accessible from Avon <br /> Street only. <br /> e. The minimum lot width for R1-U zoning is 60-feet, measured <br /> 20-feet back from the front lot line. It appears that <br /> some proposed lots do not meet this minimum (Lots 5 , 16 , <br /> 20 , 21 , and 27) . The actual lot width should be indicated <br /> on those lots which are close to the minimum. <br /> f. On Lot 6 , once building setback lines are established, <br /> the building area becomes very restrictive (24-feet deep) . <br /> Redesign of this lot is recommended. <br /> 4 . The sewer allocation from the Lathrop County Water District <br /> indicates a total of 35 hookups for the five assessor parcels <br /> comprising this project. The additional seven hookups required <br /> to serve this subdivision should be secured from the water <br /> district by the time the full application is submitted. <br /> 5 . Water and sewer "will serve" letters will be required from <br /> the Lathrop County Water District when the full application <br /> is filed. <br /> 6 . The project site is within an area which may be included in <br /> the 100-year flood zone. Preliminary flood maps prepared <br /> by the Corps of Engineers indicate a proposed flood elevation <br /> of 16 .5 feet, while the approximate ground elevation is 15-feet. <br /> 7 . Lathrop Road is classified as a noise generator. As such, <br /> the residential lots adjacent to Lathrop Road will be subject <br /> to noise levels in the 70 decibel range. Specific noise reduc- <br /> tion measures or redesign will be required to reduce the noise <br /> level to 65 decibels at the property line. The noise attention <br /> solution should be reflected in the full application and re- <br /> vised tentative map. <br />
