3. Easements for utilities shall be as required by Pacific Gas and Electric Company, Pacific Telephone and Telegraph Company, and all other public utilities. The provisions of Section 9-1730 of Ordinance 2634, as amended, requiring undergrounding of utilities shall apply. 4. The minimum net lot area shall be 8,000 square feet. 5. In lieu of conveyance of park land to the County, as prescribed in Chapter 11 of County Subdivision Ordinance„ as amended, the developer shall contribute fees as specified in said Section 9-1444 of the Subdivision Ordinance. 6. A Preliminary Soil Report as prescribed in Section 9-1507 of Ordinance 2634, as amended, shall be required. 7. The developer shall provide each lot with a street tree of a species approved by the Planning Director. The trees shall be planted outside the public right of way and placed at the time the residences are constructed. S. This map is approved for twenty-four (24) months. 9. A six foot (61) high fence shall be constructed along the rear yards of lots five and six.
