Item No. 5 _ <br /> PC : 3-2-78 <br /> 5-78-9/PUD-78-2 <br /> Page 2 <br /> REFERRALS AND REPLIES <br /> Local Health District -- Conditions for Tentative Subdivision Map 5-78-9 -- <br /> Marway Estates. Subject to the requirements of San Joaquin County Ordinance <br /> No. 549, including the following : <br /> 1. A percolation test and a soils profile shall be conducted on every third <br /> lot in the subdivision. <br /> 2. A minimum sewage disposal area, as determined from the percolation tests, <br /> is to be shown on each lot on the final map. <br /> 3 . The minimum sewage disposal area for each lot will be permitted to be <br /> located within five feet (5 ' ) of a property line. <br /> 4. The external boundary of any minimum sewage disposal area shall be <br /> located at least a minimum lateral distance of one hundred fifty feet <br /> (150' ) from the public water well sites. <br /> 5 . The minimum sewage disposal area required for each lot shall be recorded <br /> on the deed as a restriction on land use. <br /> 6. It is recommended that the deed restriction on the land use aspect <br /> relative to the minimum sewage disposal area be published in the Real <br /> Estate Commissioner's Final Report for the subdivision. <br /> 7. If storm water is to be retained on each lot , storm water retention areas <br /> are to be shown on the final map. <br /> B. Sewage disposal areas shall not encroach into any public utility easement. <br /> 9. The septic tank situated on the unnumbered lot to the north of lot 37 <br /> shall be propeily abandoned under permit and inspection by the- San Joaquin <br /> Local Health District prior to recordation of the final map. <br /> Subject to the requirements of San Joaquin County Ordinance No. 1862 , includ- <br /> ing the following : <br /> 1. The public water supply system shall be comprised of two wells at two <br /> d.ifferent locations within the subdivision. The wells and distribution <br /> system shall meet the requirements of the California Safe Drinking Water <br /> Act (Chapter 7, Part 1 , Division 5 , California Health and Safety Code), <br /> the San Joaquin Local Health District and the San Joaquin County Public <br /> Works Department . <br /> 2 . The parcels on which the public water wells are situated shall each have <br /> a minimum dimension of 60 ' x 601 . <br /> 3 . The existing water well approximately 35 ' east of lots 1 and 2 shall meet <br /> the requirements of San Joaquin County Ordinance No. 1862; if this water <br /> well cannot meet Ordinance requirements, it shall. be destroyed under <br /> permit and inspect.i.on by the San Joaquin Local Health District prior to <br /> recordation of the final map. <br /> 4. The two existing will sites on the unnumbered lots to the north of lot <br /> 37 shall be destroyed under permit and inspection by the San Joaquin <br /> Local Health District prior to recordation of the final map. <br />
