Iten No. 5
PC: 3-2-78
S-78-9/PUD-78-2
Page 3
- Public Works
- Lodi School District -- Replying to applications for subdividing land for
new home sites has become almost a daily job. There is no way the district
can build new facilities fast enough to accommodate these new subdivisions.
By continuing to grant these land divisions you are placing a burden on our
schools that cause severe hardships on the students and the entire school
system.
it is the district ' s strong position that the development of new home sites
be approved only when the school district can accommodate the children or
the financing of such accommodation is forthcoming.
- Pacific Gas & Electric Company
- Pacific Telephone & Telegraph Company
- Cal Trans
- Morada Homeowners Association
- Metropolitan Transit District
- Fire Warden -- Recommend public water system with fire hydrants.
Install one pump capable of supplying 500 GPM to required hydrants and
interconnect system to Wilkinson Manor Subdivision and proposed Quashnick
& Williams Subdivision.
Provide plans and specifications for public water system.
See attached copy of letter dated June 24, 1977.
- Delta College
- Cites of Stockton -- Conformity with City of Stockton General Plan:
The proposed General Plan designates the area for open space and agriculture.
Recommendation: Denial .
Basis of Recommendation: We recommend denial of this proposal because it
does not conform to the City ' s proposed General Plan designation for this
area.
- Waterloo-Morada Fire District
.OTHER CONSIDERATIONS
- EIR 74-16 was written for the property previously and has been revised to
include the subject property.
- The subject property is not subject to flooding .
- The propopal is to convey drainage from the lots to the common areas.
- The proposed P.U.D. will allow the developer to reduce lot sizes to 1 acre
while maintaining Rural Residential Density.
- It is proposed to create a homeowners ' association to maintain the common
area .
- The water system and other public improvements should be maintained by a
Countv service area.
